We ask that complaints are first raised directly with us so that we have an opportunity to investigate and respond.

Reliance Estates (Leigh) Limited is a member of the Property Redress Scheme, providing access to independent redress where an eligible complaint cannot be resolved through our internal procedure.

The exact services and fee applicable will depend upon the management package agreed with the landlord.

Rent guarantee or rent protection products may be subject to eligibility, provider terms, policy conditions and exclusions. Rent is not guaranteed in every tenancy.

A complete schedule of landlord fees, permitted tenant payments and other applicable charges will be added once our current terms of business and price schedules have been reviewed.

Most fees charged to tenants are restricted by legislation.

Any payments requested from tenants by Reliance Estates will be limited to payments that are lawfully permitted and will be shown clearly within our published fee information.

The full permitted-payment schedule will be added once Reliance Estates supplies its current tenant fee documentation.

Landlords remain responsible for complying with the legal and regulatory obligations applicable to their property and tenancy, except where a particular responsibility has expressly been delegated to Reliance Estates under an agreed management service.

Reliance Estates may provide administrative assistance and property management support, but this should not be interpreted as legal, tax or specialist professional advice. Where appropriate, landlords should obtain independent specialist advice.

Tenants are expected to comply with the terms of their tenancy agreement, look after the property in a tenant-like manner, pay rent and other lawful sums when due and notify Reliance Estates or the landlord of relevant property issues in accordance with the tenancy arrangements.

The tenancy agreement applicable to each property contains the specific obligations applying to that tenancy.

Property information displayed by Reliance Estates is intended to provide a fair general description of the property.

Prospective buyers and tenants should satisfy themselves regarding matters that are important to them and should not rely solely upon photographs, floorplans, measurements or marketing descriptions.
